List Your Property
VMH Properties charge a one-time placement fee of 25%-50% of one month’s rent, which is negotiable based on the unit’s current condition (this fee is not charged upfront). It covers all cleaning and advertising costs, and there are no other hidden fees. We would conduct all viewings and necessary background/credit checks and complete the required condition inspection and lease agreement. As a personal touch, we also include a small gift to your tenant to feel welcomed into their new home.

Once a tenant is placed, we charge 8% of the rent. What this gets you is the following.
On rent collection, we 100% guarantee your payment on the 1st or any other preferred date regardless of whether the tenant is late paying or not. This payment is made to you as an automatic deposit directly into the account of your choice. If you prefer a different payment method (cheque or e-transfer), we can also arrange that.
We are on call to your tenants to solve any problems and fulfill your obligations to them as a landlord. We have in-house repairmen and contractors who respond to calls immediately should an issue arise. Their labour for required repairs (e.g. Appliance breakdown) is included in the management fee.
Every six months or more frequently, at your request, we will conduct an on-site inspection to verify the condition of your suite.
We provide an annual financial report to you outlining the performance of your suite, with an analysis of where we can add additional income. For example, every year, you are legally allowed to increase the rent.
